"Asbestos-related diseases cause thousands of deaths in the UK each year. Management is critical."
Asbestos is a naturally occurring mineral composed of flexible fibers that are resistant to heat, electricity, and corrosion. These qualities made it highly effective as an insulator and fire retardant for decades in construction.
However, when materials containing asbestos are disturbed or damaged, they release microscopic fibers into the air. When inhaled, these fibers can become trapped in the lungs, leading to serious health conditions such as mesothelioma, asbestosis, and lung cancer.

Risk Level
High if disturbed
Whether you are a landlord, homeowner, or business owner, an asbestos survey is your first line of defense against health risks and legal liabilities. In London, where many properties date back to the 19th and 20th centuries, the probability of asbestos presence is significantly higher.

Depending on your situation, you may require a different level of inspection. We offer three primary types of assessments.
Occupied Buildings
The standard survey required for the ongoing management of asbestos in non-domestic premises. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs which could be damaged or disturbed during normal occupancy.
Before Works
A fully intrusive survey required before any refurbishment or demolition work is carried out. It aims to find all ACMs within the area where the work is planned, including those hidden behind walls, under floors, or in ceiling voids.
Update Existing Register
ACMs listed in an existing asbestos register must be periodically checked to monitor their condition and ensure they haven't deteriorated. We provide comprehensive reinspection services to keep your management plan updated.
Standard mortgage valuations often highlight the *possibility* of asbestos but rarely confirm its presence. Our specific Home Buyer survey provides a detailed breakdown of where asbestos is located in your potential new home, its condition, and the estimated cost for removal or management.
Know exactly what you're buying before you sign the contract.
Use findings to negotiate property price if asbestos removal is needed.
Our surveyors conduct a meticulous inspection of all accessible areas. We focus on materials highly likely to contain asbestos, including:
Sampling & Lab Analysis
A visual inspection alone cannot confirm the presence of asbestos. We take physical samples from suspect materials using safe, non-destructive methods.
All samples are sent to independent, UKAS-accredited laboratories for precise analysis under polarized light microscopy.
Each sample is graded by fiber type (Chrysotile, Amosite, Crocidolite) and given a material risk score based on its condition and location.
