What is an EPC Certificate?

An Energy Performance Certificate (EPC) is an official document that assesses a property's energy efficiency.

It provides an energy rating from A (most efficient) to G (least efficient) and is valid for 10 years. An EPC is required by law when a property is built, sold, or rented in the UK. The report also includes recommendations on how to improve the energy efficiency of the building, potentially saving hundreds on energy bills.

For landlords, the Minimum Energy Efficiency Standards (MEES) require a minimum rating of 'E' to legally rent out a property, with tighter regulations coming soon.

Why Act Now? MEES Changes Are Coming

The UK government is tightening the Minimum Energy Efficiency Standards (MEES). While the Current requirement is a rating of 'E', new proposals indicate that all rental properties will need to reach a rating of 'C' or higher by 2030.

What is MEES?

Minimum Energy Efficiency Standards (MEES) are regulations that prohibit landlords from renting out domestic or commercial properties with an EPC rating below 'E'. This is part of the UK's commitment to net-zero and reducing carbon emissions from housing.

Landlords with 'F' or 'G' rated properties are currently non-compliant and can face heavy fines unless they have a valid exemption.

What Happens If You Don't Comply?

  • Financial Penalties: Fines up to £5,000 for domestic properties and up to £150,000 for commercial buildings.
  • Rent Prohibitions: You cannot legally grant a new lease or renew an existing one with an 'F' or 'G' rating.
  • Public Reputation: Non-compliant properties are listed on a public register.

EPC Ratings Explained: What A–G Means

An Energy Performance Certificate gives a building an energy efficiency rating from A to G.

A
92+ (Very Efficient)
Minimal Bills
B
81 - 91 (Efficient)
C
69 - 80 (Good)
D
55 - 68 (Average)
E
39 - 54 (Poor)
Min Requirement
F
21 - 38 (Very Poor)
G
1 - 20 (Non-Compliant)

How Is Your EPC Rating Determined?

Your rating is calculated based on the energy efficiency of your building's fabric and its installed systems. The numerical score is called a Standard Assessment Procedure (SAP) rating.

Factors Influencing the Score:
  • Heat loss through walls and roof
  • Fuel type used for heating and hot water
  • Efficiency of boiler and controls
  • Ventilation and air-tightness
  • Renewable technologies (solar, heat pumps)
